Introduction

Roof Renewal Solutions (RRS) is pleased to share a project update involving roof upgrades at The Enclave Condominiums, a Michigan nonprofit corporation located in Novi, Michigan. As a certified contractor of the Roofmart International (RMI) monolithic seamless energy‐saving system, RRS has successfully addressed various roof issues within this community.

Project Background

The Enclave Condominiums include multiple structures, commonly referred to as the Shores Highrise, Landings Highrise, Forest Highrise, and adjacent garage annexes (Shores Annex, Landings Annex, and Forest Annex). Each building was originally constructed with a TPO‐type roof, fastened at the perimeter and around curbs, vents, and drains, and then covered with riverbed rock. Later, a spray foam system was installed, followed by a silicon topcoat with embedded stone granules.

Over time, leaks, cracks, and holes appeared in both the foam and topcoat. Residents of The Enclave, experiencing these persistent leak issues, requested an assessment from RRS.

Initial Inspection and Findings

Upon reviewing the original roof installation papers and conducting on‐site inspections, RRS discovered several unaddressed problems:

  • Cracks and holes in the roof membrane
  • Issues with flashing at curbs, corners, and pitch pots
  • Wind damage on certain areas of the annex roofs
  • Deficiencies in maintenance and service under the existing warranty

Due to these factors, The Enclave Condominiums sought a comprehensive roof repair solution that would remedy leaks and prevent further deterioration.

Roof Assessment Highlights

  • Shores Highrise: Identified as a priority due to active leaks affecting interior ceilings.
  • Forest Garage Annex: Suffered high‐wind damage, leading to significant roof membrane issues at the parapet.
  • Landings Garage Annex: Showed cracks and deficiencies in the foam and topcoat.
  • Shores Garage Annex: Similar spray foam and silicon topcoat problems, with minor variations in color and application method.

RRS advised that all compromised areas be sealed and patched before proceeding with a seamless roofing system.

Repair and Upgrade Process

RRS employed a multi‐step process to ensure the roof surfaces were adequately prepared for a lasting solution:

  1. Repairs and Sealing
    • Elastomeric Patch: Used for cracks and holes, ensuring a flexible repair capable of withstanding expansion and contraction.
    • Foam Repair: Applied where the original spray foam was compromised.
    • Polyurethane Caulk: Installed to seal openings around flashing, curbs, corners, and pitch pots.
  2. Cleaning and Preparation
    • Thoroughly cleaned all roof surfaces before installing the new system.
  3. Application of the RMI Seamless Roofing System
    • RMI Prime: Applied once repairs were complete and cured, forming a stable foundation for subsequent layers.
    • RMI Flex Gold: Applied in multiple coats to create a flexible, seamless membrane over all critical roof areas, including seams, drains, walls, and corners.
    • RMI Silver (Topcoat): A polyurethane‐based topcoat installed to protect the RMI Flex Gold base and provide a durable, weather‐resistant finish.

Phase 1 Implementation

The contract at The Enclave is divided into two phases. Phase 1 includes:

  • Repairs and RMI Flex Gold application on the Shores Highrise roof (priority due to active leaks)
  • Repairs and upgrades on the three garage annex roofs (Forest, Landings, and Shores)

During Phase 1, RRS applies a first coat of RMI Silver topcoat. By agreement, a second coat of RMI Silver will follow within two years, ensuring the community qualifies for a 15‐year manufacturer’s warranty on these roofing systems.

Additional Areas Addressed

In addition to the main highrises and garages, RRS also repaired cracks and leaks on walkways connecting the buildings. These walkway roofs received the same cleaning, sealing, and multi‐layer application of RMI products, resulting in a continuous waterproof surface and extended roof life.

Manufacturer’s Warranty and Performance

Once the full two‐coat application of RMI Silver is completed, The Enclave will receive a 15‐year manufacturer’s warranty. RRS has successfully installed this seamless roofing system on numerous commercial properties. One notable client, an 88,000 square‐foot facility in Troy, Michigan, experienced substantial energy savings—over $97,000 in gas and electricity in the first year alone—after adopting an RMI seamless roof.

Looking Ahead

With Phase 1 nearing completion, The Enclave Condominiums has begun planning for additional roof upgrades, including the Community Center. RRS will continue to collaborate with the board and management to finalize proposals, gather further documentation, and carry out the final phases of work.
