Introduction

A high‐end Native American–owned resort and casino in Arizona needed a roof renovation across various building sections—while operating 24/7. The existing roofs featured multiple deck types and configurations, ranging from ballasted single‐ply and asphaltic to SPF and metal panels. Each had undergone patches and repairs, but a cohesive, long‐lasting solution was essential to avoid future disruptions.

The Casino’s Roofing Challenge

  • 24/7 Operations: Because the casino never closes, any roof work needed to be minimally disruptive.
  • Multiple Roof Types: Ballasted EPDM, asphaltic surfaces, SPF, and metal panels all required a single uniform system for simplicity of maintenance.
  • Visual Appeal: The casino wanted to maintain its appearance, including the signature river rock ballast on one main roof.

Partnering with RMI and Advanced Precision Roofing

The casino brought in Advanced Precision Roofing, a trusted RMI contractor from Mesa, Arizona, to devise a unified solution. Drawing upon its established history of successful projects on reservation schools, RMI recommended its RMI‐Flex/Thane fluid applied system for all roofs.

Focus on the Main Casino–Bingo Hall Roof

Among the many sections, the Bingo Hall exemplified the complexity of this endeavor. Its roofing system comprised:

  • A concrete deck
  • Rigid board insulation
  • Loose‐laid EPDM membrane
  • Large river rock ballast

The RMI Roofing Solution

Rather than discarding existing components, RMI performed an in‐depth forensic evaluation and determined a re‐use strategy:

  1. River Rock Removal and Cleaning: The ballast was lifted and cleaned, preserving its aesthetic appeal.
  2. Retaining Insulation and EPDM: The rigid insulation and EPDM were left in place, helping minimize waste and disruption.
  3. Full RMI‐Flex Application: RMI‐Flex was applied over all roof surfaces, creating a seamless, water‐resistant barrier.
  4. Light RMI‐Thane Coat: A thinner coat of RMI‐Thane prevented tackiness and allowed for easy re‐installation of a stone guard mat.
  5. Reinstallation of River Rock: Once the new system was in place, the cleaned ballast was returned to complete the roof’s finish.

Successful Outcome

Completed in 2015, this fluid applied roofing solution remains fully functional and free from issues. By incorporating existing materials and minimizing downtime, RMI and Advanced Precision Roofing ensured the casino could continue 24/7 operations while achieving a unified, long‐lasting roofing system.
